Business Loans and Commercial Finance in Adelaide
My Finance Solutions is an Adelaide finance broker that helps tradies, contractors and business owners secure cashflow loans, machinery finance and commercial property loans. We work with businesses right across Adelaide and beyond, comparing options across a panel of more than 60 lenders so you can keep working while we sort the finance in the background.
What Business Finance Can My Finance Solutions Help With?
We arrange three main types of business finance: cashflow loans to cover short term gaps in working capital, machinery loans to buy the equipment your business runs on, and commercial property loans for the premises you work from or invest in. We start by understanding how your business earns and spends, then look for lenders whose criteria fit.
Cashflow Loans
A cashflow loan is short term funding that covers the gap between money going out and money coming in. For trade businesses that gap is real: materials and wages are paid this week, but the invoice for the job may not be paid for 30, 60 or even 90 days.
Common reasons businesses use a cashflow loan:
- Buying materials or stock for a large job
- Covering wages while waiting on customer invoices
- Getting through seasonal quiet periods
- Staying on top of BAS and tax obligations
- Taking on a bigger contract without stretching personal savings
Depending on your trading history and turnover, options can include unsecured business loans, a business line of credit or overdraft, and invoice finance. We explain how each one works, what it costs and how repayments fit your cashflow before you commit.
Machinery and Equipment Loans
A machinery loan, also called equipment finance, lets your business buy the equipment it needs and pay for it over time, with the equipment usually acting as security for the loan. You can put new or used gear to work without tying up your working capital.
We can help you finance:
- Excavators, bobcats, skid steers and earthmoving equipment
- Tools, generators and workshop machinery
- Agricultural, landscaping and horticultural equipment
- Commercial kitchen, fitout and specialist equipment
For utes, vans and work vehicles, see our Car Loans and Asset Finance page.
Which loan structure suits your business?
- Chattel mortgage: your business owns the equipment from day one, and the lender holds it as security until the loan is repaid.
- Finance lease: the lender owns the equipment and your business pays to use it, usually with the option to buy it at the end of the term.
- Hire purchase: the lender owns the equipment until your final payment, when ownership passes to your business.
Each structure treats GST, depreciation and ownership differently, so check with your accountant which suits your tax position. We are happy to work alongside your accountant.
Commercial Property Finance
Commercial property finance helps your business buy, refinance or develop the premises it operates from, or invest in commercial property. Lenders usually look at the property itself, your business’s trading performance or the lease in place, and often ask for a larger deposit than a home loan.
We can help with:
- Owner occupied premises such as offices, shops, workshops and warehouses
- Industrial units and factories
- Commercial investment property
- Refinancing an existing commercial loan
Business Finance for Tradies and Self Employed Borrowers
Banks often find self employed income harder to assess than a wage. Irregular income, a recently registered ABN or a business that reinvests its profits can make a straightforward application look complicated on paper.
This is where a broker makes the difference. Tom Langford founded My Finance Solutions in 2015, drawing on more than a decade in finance and another decade in senior commercial management. We help organise and present your BAS statements, tax returns and business bank statements clearly, then approach lenders whose criteria suit the way your business operates, including specialist and low doc lenders where appropriate.
If you are also buying or refinancing a home, see our Home Loans page.

Business Loan FAQs
What documents do I need for a business loan?
Most lenders ask for your ABN, photo ID, recent BAS statements and business bank statements. Larger loans usually also need one to two years of tax returns or financial statements, and machinery loans need a quote or invoice for the equipment.
Can I get a business loan if my business is new?
Often, yes. Some specialist lenders will consider businesses with a shorter trading history, although rates and loan amounts may differ from those offered to established businesses. We can identify lenders whose current criteria may be a stronger fit before an application is submitted.
Do I need property as security for a business loan?
Not always. Machinery loans are usually secured by the equipment itself, and some cashflow loans are unsecured. Offering property as security can open up larger loan amounts or lower rates, and we explain the trade offs before you decide.
What is the difference between a chattel mortgage and a finance lease?
With a chattel mortgage, your business owns the equipment from the start and the lender holds it as security. With a finance lease, the lender owns the equipment and your business pays to use it, usually with the option to buy it at the end. Your accountant can advise which suits your tax position.
Can I finance used machinery or a private sale?
Yes, many lenders finance used machinery and vehicles, including private sales, subject to the age and condition of the equipment.
How long does business loan approval take?
It depends on the lender and how complex the application is. Having your documents ready is the biggest factor in speed, and we help you organise them before anything is submitted.
Do you help businesses outside Adelaide?
Yes. We help businesses across South Australia, in Shepparton and across Victoria, and anywhere in Australia.
